SPF Roof Systems

SPF Roof Systems stands for “spray polyurethane foam”, in other words its a high density roofing grade spray foam that is applied to your existing roof substrate with a silicone roof coating applied to the top of the foam to protect the SPF & further seal your roof, this creates a fully monolithic sealed surface. Typically, these systems are used when the roof substrate isn’t suitable for a coating by itself due to the surface not being strong enough to safely walk on or the coating will not adhere properly due to the substrate type. SPF will increase the strength of your roof substrate by nearly 200%-300%.

These systems also increase the R-value of your buildings roof deck significantly. If your building has poor insulation and needs a new roof, this is a great option for you, essentially getting two projects done at once.

Our SPF roof systems typically run around $10-$12/SQFT depending on if additional decking is needing prior to installing the SPF system. Larger roofs greater than 20,000FT can run $7-$9/SQFT depending if additional decking is needed prior to installing the SPF system.

Complete tear offs/ replacements of your current roof system TPO, PVC, or Metal can run anywhere from $15-$25/SQFT with the same 20 year warranty you will receive with our systems & without the energy savings and tax benefits associated with an SPF roof system!

Installation Process

  • Our process is very thorough, we take all the necessary steps to ensure your roof will last through the entire duration of your warranty. Our process includes the following:

  • Make any structural repairs necessary to your roofs substrate

  • Prepare the substrate using pressure washers, leaf blowers, detergents, etc.

  • Apply SPF at recommended 1.5”

  • Seal all seams, fasteners, penetrations with premium silicone mastic

  • Apply silicone coating manufacturer specifications using sprayers, rollers, brushes

  • Allow coating to cure for 24 hours before initial inspection

  • Initial inspection, touch-ups

  • 10 days later perform walkthrough with owner & manufacturer representative (if needed)

  • Supply owner with all literature, data sheets, warranty information, maintenance agreements

  • Perform yearly inspections, clean if necessary, make repairs if necessary to maintain warranty through our annual maintenance agreement program

Our Warranty Program

We have so much faith in these roofing systems, that our company and our trusted manufacturer will stand behind this product for 20 years.

The warranty process is simple and we will handle all of it behind the scenes for you. Our manufacturer just requires a few things:

Owner Obligations

  • Perform annual inspections and after any severe weather events

  • Keep roof area free of debris

  • Report leaks or defects within 10 days of discovery

  • Use authorized contractors for any repairs/maintenance

Warranty Transfer

The warranty may be transferred upon sale of property, provided that:

  • We receive written notice within 60 days

  • Roof passes inspection, and is up to date on maintenance log

  • $500 transfer fee paid to manufacturer

Ask Us About Our Maintenance Programs!

We offer maintenance agreements to protect your warranty. Without proper maintenance and documentation, the warranty runs the risk of being voided. Our agreements are a $500 minimum and typically run $0.10/FT per year. (Example 10,000FT building would be $1,000 a year for our annual maintenance contract) This will ensure your warranty is not voided and also allows us to catch issues before they become a bigger problem. You can forego any maintenance contracts with us, but it is very important that you document all of your third party maintenance in case of any future warranty claims. Any 3rd party contractors will need to be approved by Kool Coats.
